It is for commercial real estate tenants, brokers, property and asset managers, and counsel. Upload your leases and ask anything: rent schedules, renewal deadlines, CAM caps, co-tenancy rights. Leaseful gives you a plain answer, the page it came from, and the exact clause highlighted in the document. ## How the graph-based query engine works Leaseful maps the entire lease into a connected clause graph of cross-references, defined terms, exhibits, and amendments. Retrieval traverses the graph, following every relevant thread through the whole document rather than skimming for keywords. A defined term in one section, an exclusion in another, and an exhibit later in the document answer as one lease. ## The verification rule A claim reaches the screen only if its supporting quote is found verbatim in the source PDF. A paraphrase fails the match and is discarded. A fabricated quote is rejected. The page number and on-page highlight are computed from the quote, never generated. When the lease is silent, Leaseful abstains and says, "Not found in the lease." The absence of a protection is itself reported. The math is deterministic, not model-generated. Deadlines are computed from anchors and notice periods in the lease text. The deadlines are sorted by urgency, each with its clause attached. ### Rent roll The portfolio rent roll shows every lease, its rent, its expiry, and the rights it carries, including right of first refusal, exclusive use, kick-out, co-tenancy, and CAM cap. Click any row and land on the clause that supports it. The rent roll can be exported to Excel or PDF. ### CAM audit The CAM audit reconciles the landlord's statement against the lease's grounded terms, line by line. It identifies items such as an overstated pro-rata share, an excluded capital expense billed into CAM, or an increase that exceeds a controllable CAM cap. The FY2024 demo portfolio has six reconciled statements: four with findings and two clean. The findings are: - VoltMart Electronics LLC: $37,800 pro-rata share overstatement. The landlord billed 20% of center CAM; the lease provides 17.3%. - IronWorks Fitness LLC: $18,450 HVAC capital exclusion. A $150,000 HVAC replacement is capital under the lease; the 12.3% share does not belong in CAM. - Thread & Co. Apparel, LLC: $13,690. The landlord billed at 3.0% where the lease provides 2.3%, and passed through an excluded roof replacement. - Sapore Italian Kitchen, Inc.: $2,520 cap overage. Controllable CAM rose 14% in one year; the lease caps increases at 5% per year. - FreshMart Grocers, Inc.: $0. Clean, with nothing unexplained. - CarePlus Pharmacy Corporation: $0. Clean, with nothing unexplained. Total likely overcharges for FY2024 are $72,460. Findings sum exactly to billed minus lease-correct. ### Critical-date calendar Leaseful computes renewal notice windows, kick-out measurement dates, and expirations from the anchors and notice periods in the text. It builds the schedule and provides a calendar feed, per lease or portfolio-wide, with reminders. ### Rights matrix The rights matrix shows which leases carry right of first refusal, exclusive use, co-tenancy, kick-out, guaranty, percentage rent, and CAM cap. Every check in the grid is backed by a clause. Click it to read the language that grants the right. ### Structured abstract and exports Each lease gets a structured abstract covering parties, term, rent, escalations, CAM, taxes, insurance, use, assignment, default, renewal options, and right of first refusal. An optional entailment audit re-checks that each quote actually supports its value. Scanned leases are read with OCR, and recognized words feed the same locate-and-highlight process while being identified as recognized text. Abstracts and rent rolls export to Excel and PDF; critical dates export to a calendar feed. ### Tenant-side risk review Leaseful runs a tenant-side risk review over each lease and scores what it finds by severity. It reports the terms that work against the tenant, and it reports the protections that are absent, such as no CAM cap, no exclusive use, or no standard governing consent to assignment. A missing clause leaves no text to search for, so its absence is established against what the lease should have contained. ### Portfolio scale For portfolio-wide questions, the graph traversal runs across every lease at once rather than one lease at a time, and facts already extracted during reading answer common questions immediately. ## Amendments Leaseful reconciles the base lease and amendment stack in order. Every change is grounded in the amendment that made it, and answers come from the version of the lease that governs. A deleted clause is never quoted as if it were still in force. ## Beta and pricing Every beta customer gets a direct proof of concept. The Leaseful team sets up the workspace, loads the customer's leases together with them, and works through real questions side by side until the value is obvious. Customers talk to the people building Leaseful, not a sales team. Leaseful is billed as one flat monthly fee that covers the customer's entire portfolio. It runs month to month, with no annual commitment and no setup charge. The fee does not move with usage.
