# Leaseful

> Leaseful is AI for commercial real estate leases. Upload your leases and ask anything: rent schedules, renewal deadlines, CAM caps, co-tenancy rights. A proprietary graph-based query engine maps the lease into a connected graph of clauses, cross-references, defined terms, and amendments, and follows every thread to answer. Every claim shown to the user is machine-verified: it must be supported by a quote found verbatim in the source PDF, and the page number and on-page highlight are computed from that quote, never generated. When the lease does not contain an answer, Leaseful abstains and says "Not found in the lease."

Key facts:

- Audience: commercial real estate tenants, brokers, property and asset managers, and counsel.
- The verification rule has no exceptions: verbatim quote match or the claim is discarded; paraphrases and fabricated quotes fail. Deadline math and CAM reconciliation arithmetic are deterministic, not model-generated.
- Amendments are reconciled in order (base lease plus amendment stack), so answers come from the version of the lease that currently governs.
- Core features: structured lease abstracts, computed critical dates with calendar feeds, CAM audit that reconciles landlord statements against lease terms line by line, a portfolio rent roll, a rights matrix (right of first refusal, exclusive use, co-tenancy, kick-out, guaranty, percentage rent, CAM cap), tenant-side risk review, OCR for scanned leases, and exports to Excel and PDF.
